Slab Happy
Slab happy, get it, slap happy. Ok yeah yeah I’m corny. But I got your attention now so let's talk about slab foundations and the benefits. I previously touched on the benefits of crawl space foundations and noted that you are likely going to see one or the other here in the areas surrounding Fort Bragg. Basements are not obsolete here but just fewer and farther between. Honestly though, I wish I had a basement but I digress, lets dive in:
Benefits of a Slab Foundation
1. Lower Construction Cost
-
Allegedly slab foundations are generally the cheapest option to build
-
They require less excavation, fewer materials, and less labor compared to crawl spaces or basements
2. Faster Build Time
-
Slabs can be poured and ready for framing within days dependent on crew and weather
-
No need to wait for additional structural components like floor joists or footings for raised foundations
3. Low Maintenance
-
No crawl space to inspect or maintain
-
Fewer issues with mold, pests, and moisture under the home (if properly built and drained)
4. Durability
A concrete slab is highly durable and resistant to:
-
Termite damage (no exposed wood under the house)
-
Water infiltration (in well-drained areas)
-
Settling or shifting (with proper site preparation)
5. Energy Efficiency
-
Less air movement under the house compared to a crawl space
-
Slabs can help maintain more stable indoor temperatures, especially in warm climates
6. Pest Resistance
-
No crawl space means fewer hiding places for rodents, termites, and insects
-
Reduces the risk of pest-related structural damage
7. No Risk of Crawl Space Issues
Eliminates problems like:
-
Moisture buildup
-
Standing water
-
Mold or mildew
-
Ventilation challenges
8. Accessibility
One-level floor plan with no steps between rooms makes slab-on-grade homes ideal for:
-
Seniors or people with mobility issues
-
Universal design or aging in place homes
-
No or less stairs to the exterior doors
9. Lower Floor Elevation (Good for Flat Lots)
-
Works well on flat terrain where there’s no need to elevate the structure
Here in this part of North Carolina we get A LOT of rain. When you think of Washington state for example, what do you think of? Rain right, well and also werewolves and vampires but rain for the most part? How would you feel if I told you central North Carolina gets more rain than Washington? On average this is the case and because of this, homes requiring a slab foundation can be delayed during the build due to the rain. This is something to keep in mind if you are currently or going under contract on a new build and need to have it done within a certain timeframe. Next time we meet I will provide a side by side comparison of crawl spaces vs slab foundations. As always, I hope you leave this article more educated and empowered during the purchase and selling process in North Carolina because education is The Smith Standard. Now I must…
Sashay away,
Allisha
